What are the Orange County Zoning Districts? Please see Orange County Zoning Districts (PDF - 61K)

What is my property zoned? Call the Zoning Division with your legal description and/or parcel ID number and we will tell you what your property is zoned.

What can I do in that zoning? Copies of all permitted uses are available at the Zoning Division for customer hand-out.

How big can an accessory structure be? The accessory structure can be five hundred (500) square feet or one-fourth (1/4) the size of the single family residence.

Can I have more than one accessory structure on my property? Yes, but there must be a distance of ten (10) feet between the structures.

What do I need to bring in to get a permit? You must provide a legal description and a survey or plat plan of your property, indicating setbacks, showing what you would like to build.

Where can a fence be placed on my property? If it is only four (4) feet high, it can be placed anywhere on the property. If it is five (5) feet or higher, it must meet the front setback. If a reverse corner lot, you must stay out of 25-foot common lot line area.

How high of a fence can I build? A fence can be eight (8) feet high in rear of property and four (4) feet in front of property.

Do you have a sheet showing all the zones with their setbacks? Setbacks are determined according to the zone. The Guide to Minimum Zoning Requirements (PDF - 769K) shows all zones and their setbacks.

What do I have to do to get a property split? Review the subdivision determination policy. You must file an application with the Zoning Division.

Can I build on this property? Call the Zoning Division with your legal description and/or parcel ID and we will check to see if it is a 'buildable' lot.
