The Zoning Division is responsible for developing and implementing County zoning regulations.  Some types of applications and reviews that this Division is responsible for are commercial and industrial projects, structural permits, land uses, signs and billboards, fences, garage sales, additions and home occupations. Zoning also provides staff support to the Board of Zoning Adjustment, an appointed board that hears requests for variances, special exceptions and appeals.

The mission of the Zoning Division is to support the successful development of business and residential communities in Orange County through the equitable implementation of progressive zoning regulations that benefit and protect citizens of Orange County.  Please let me know how we can be of service.

Permitting Section

Permitting reviews applications for residential construction (new, additions), accessory structures (e.g. pools, spas, gazebos, decks, sheds), boat docks, local business tax applications, garage sales, fences, tent permits, RV/boat storage permits, model homes (PDF - 467K), street addressing, street name petitions, zoning verification, signs, off-site directions signs (including billboards and billboard tag registration), alcohol beverage licenses and community residential home requests.

Development Review Section

Development Review reviews commercial and industrial projects, subdivision determination requests (lot splits), plats, landscape, arbor and tree removal, and provides research and review for planned developments and subdivisions.

 

BZA Coordination Section

BZA Coordination
BZA Coordination provides Board of Zoning Adjustment support (variances, special exceptions and associated community meetings), reviews appeals, nonconforming use determinations and adult entertainment applications, and provides public hearing notification.

  • Zoning Landscape Inspection Line: Landscape inspections are done on Tuesdays and Fridays. The results will be available the following business day AFTER the inspection takes place. Call 407-836-2825 code 270 to schedule inspections or check results.
